Tenant FAQs
How do I apply for a rental property?
You can apply directly through our online application portal. We require a completed application, proof of income, and a background check. A non-refundable application fee may apply. Our team reviews applications quickly to help you secure your next home.
What are the rental requirements?
We evaluate applicants based on income (typically requiring at least X times the monthly rent), credit history, rental history, and background checks. Each property may have specific requirements, which we outline in the listing details.
How do I pay my rent?
Rent payments can be made securely through our online tenant portal via bank transfer, debit/credit card, or autopay. Some properties may also allow in-person payments or money orders. Late fees apply for missed payments, so we recommend setting up autopay.
What should I do if I have a maintenance issue?
Submit a maintenance request through our tenant portal as soon as possible. For urgent issues (like leaks, heating failures, or electrical problems), call our 24/7 emergency maintenance line for immediate assistance.
What is considered an emergency maintenance issue?
Emergencies include flooding, gas leaks, no heat in extreme weather, fire, or any issue that threatens health or property. If you have a life-threatening emergency, call 911 first before contacting maintenance.
What is your pet policy?
Pet policies vary by property. Some rentals allow pets with a pet deposit and/or monthly pet rent, while others have breed or weight restrictions. Always check the listing details or contact us before bringing a pet into your rental.
How do I renew my lease?
We typically notify tenants X days before lease expiration with renewal options. If you choose to renew, we’ll provide a new lease agreement for signing. If you plan to move, proper notice must be given as outlined in your lease.
What happens if I need to break my lease?
Breaking a lease early may result in penalties or fees, depending on the lease agreement. We may offer options such as lease buyout or allowing you to find a qualified replacement tenant. Contact us as soon as possible if you need to move out early.
Will I get my security deposit back?
Security deposits are refundable, minus any deductions for unpaid rent, damages beyond normal wear and tear, or required cleaning. We conduct a move-out inspection to assess the condition of the unit and process refunds within X days as required by law.
